On a site rendered nearly unbuildable by its narrow proportions and large parking requirement, this design circumvents the limitations to building with a car lift that brings parking to the upper floor of the building. Ground floor retail space fills what would otherwise be a parking lot, and a two story apartment rises above the parking spaces. With the uses stacked atop one another, the building contributes to the streetscape, maximizes the potential for the property, and takes advantage of ocean views.
